Building a home can often feel difficult and stressful, but at D&D Homes, we’ve developed a process that makes the journey simple and stress-free. From start to finish, we’ll guide you through each phase to ensure your home-building experience is enjoyable. Our clients often tell us that if they’d known it would be this easy, they would have done it sooner. Our professional staff will be with you every step of the way, and we welcome any questions you may have. Below is an outline of the steps we’ll follow throughout the process:
Step One – The Model Home Tour
Our model homes are fully furnished and decorated, showcasing the latest design trends. During the tour, you’ll experience firsthand the difference of a new home from D&D Homes.
Step Two – Financing
To help you focus on plans that fit your budget, we recommend applying for mortgage pre-approval with one of our Preferred Lenders shortly after your Model Home Tour. This free, online application only takes a few minutes, and you’ll typically receive approval within 24 hours.
Step Three – Choose Your Floorplan and Reserve Your Building Lot
Once your budget is determined, we’ll assist you in selecting the floorplan that best suits your needs. After choosing your plan, we’ll find the perfect building lot for it. Not every home fits every lot, so we’ll show you which ones are compatible with your selected plan. Once you’ve chosen your lot, a fully refundable Home Site Reservation deposit will hold it for 10 days. Afterward, we’ll go over any remaining questions, including the final sales price with your selected options, before moving forward with the purchase agreement. The Home Site Reservation is important because while we can replicate the home, the land is unique.
Step Four – Structural Options & Pricing
With your Home Site reserved, we’ll meet to review available features for your plan and provide a priceout. This is your chance to include all the features you want in your new home, ensuring you have all the facts to make an informed decision.
Step Five – Purchase Agreement
At any time during the Home Site Reservation period, you can proceed with the purchase agreement. Your Home Site Reservation deposit and any additional deposit will be applied to the purchase price. At this stage, final decisions must be made regarding the structure of the home (e.g., number of garages, number of stories, bedroom count, etc.). Other decisions related to colors and finishes can be finalized later in the Design Studio.
Step Six – Design Studio
D&D Homes offers the only Design Studio in Tipton County, where you can select all the finishes for your new home. Our expert Customer Care Manager, who has carefully selected the colors for our model homes, will guide you through the process. You’ll have everything you need in one location, eliminating the need to visit multiple stores.
Step Seven – Building
Throughout the building process, your Construction Superintendent will provide weekly updates on your home’s progress via email. The next major milestone is the New Home Orientation, where you’ll receive a room-by-room walkthrough with our Customer Care Manager. During this walkthrough, you’ll learn how to operate appliances, mechanical systems, and more.
Step Eight – Closing
As we approach completion of your new home, we’ll notify you 45 days in advance. This allows you time to contact your mortgage company and finalize any necessary paperwork. Your closing will take place at the designated Title Company office, where all paperwork from D&D Homes will be ready. A Title Company agent will guide you through the documents and hand you the keys once everything is signed.
Step Nine – Warranty
After closing, your 10-year warranty period begins, covered by Quality Builders Warranty (QBW). During this time, you’ll have direct access to our warranty department through our website. Emergency contact numbers will also be available in your Homeowner’s Manual for assistance during non-business hours.
