Home Buying Basics

You have probably heard that building a home can be difficult and stressful.  At D&D Homes, LLC, we have put together a process to make the journey simple and stress free.  From the very beginning through the final step of the process we will walk you through each phase to make your home building experience an enjoyable event.  We are frequently told by our clients that if they would have known it would be that easy they would have done it sooner.  We will be right there with you throughout the process with our professional staff to guide you every step of the way. We welcome any questions you may have.  The following is an outline of the steps we’ll be following through the process.

Step One – The Model Home Tour

Our Model homes are fully furnished and decorated featuring the latest design trends in the industry.  During the tour you will be able to see and experience the difference in a new home from D&D Homes, LLC.

Step Two – Financing

In order to help you focus in on the plans that will best fit your budget, we suggest applying for a mortgage pre-approval from one of our Preferred Lenders soon after your Model Home Tour. This free application can be done online and only takes a few minutes.  When finished with your application, you should have your approval within 24 hours.

Step Three – Choose your floorplan and reserve your building lot

Once you have determined your budget we can assist you on deciding the floorplan that best fits your needs.  Now that you have selected your new home floorplan, it’s time to find the building lot to place it on… your Home Site. Not every home fits on every building lot, so now that we know the plan, we will show you which building lots your plan fits on.  Once you select your building lot, it’s time to do a 10 day fully refundable deposit called a Home Site Reservation. This will take your favorite one off the market for the next 10 days.  We will then go over any other remaining questions including the sales price with selected options that you have before moving forward to purchase agreement.  The Home Site Reservation is important because we can always duplicate the home but we can never duplicate the land.

Step Four – Structural Options & Pricing

Now that your Home Site is reserved we will meet back at our office and review the features that are available to you for that plan and create a price quote for you. This is your opportunity to get all of the options that you want in your new home included in the build.  This is done to allow you to get all of the facts to make an informed decision

Step Five – Purchase Agreement

At any time during the Home Site Reservation period you can move forward with purchase agreement.  At the time of purchase we will apply the funds from your Home Site Reservation and an additional deposit towards your purchase.  At the time of purchase agreement all decisions for the structure of the home need to be final, such as # of garages, 1 story or 2 story, bedroom count and anything effecting the footprint of the home.  Other decisions pertaining to colors and finishes can wait to be finalized in the Design Studio.

Step Six – Design Studio

At D&D Homes, LLC you will have an opportunity to select all of the finishes on your new home. We will walk you through the process of picking out the colors and finishes in your home.  You will be in very good hands.  Our Design staff has been intimately involved in the selection of the colors you see in our Model Home.  D&D Homes, LLC has the only Design Studio in the Tipton County area, filled with everything you will need to be your one-stop-shop for visualizing and selecting your color pallets all in one location without the hassle of driving to 20 different warehouses all over town.  As the selections are completed the information will be loaded to the D&D Homes, LLC App where you will have 24 hour access to the information. Once your selections are completed we will then begin the Plan Review phase of your new home.

Step Seven – Plan Review

Now that all selections decisions are final, it’s time for the Plan Review where you will meet your Construction Manager who will work directly with you through the completion of your home.  The Plan Review is our system of checks and balances to make sure that the person responsible for building the home has had all the details of your home correctly relayed to him to ensure a smooth building process.  He will go over all the full sized blueprints, specifications and finishes with you as well as site plan and home placement at this meeting.  When this meeting is completed, it’s time to schedule excavation and get started.

Step Eight – Building

During the building process of the home your Construction Manager will have several scheduled meetings with you.  The first meeting will be to go over the cabinet layout.  This is done once the framing is up but before any mechanical work has been completed. After the cabinet layout has been drawn you will be given an opportunity to review and approve the cabinet drawings. At this meeting you will also go over the phone and cable locations that you desire for your home. The second meeting will be after the drywall has been installed before the interior molding has been installed. You will be given the opportunity to layout the wood shelving in the master closet and pantry.  The next meeting we schedule with you is called the New Home Orientation.  This is where you get a room-by-room walkthrough of your home with your Construction Manager where he will help you to understand how everything in your new home works.  You will learn how to ignite pilot lights, use the appliances and mechanicals as well as do a Quality Assurance Walk Through.

Step Nine – Closing

We will notify you of your closing date approximately 30 days prior to your closing by emailing you a Closing Letter with helpful information and instructions.  This letter will have contact information for the different utility companies you will need to contact in order to get service turned on in your name.  You will have your closing at the designated Title Company office and all paperwork from D&D Homes, LLC will already be there when you arrive at your closing.  An agent of the title company will walk you through the paperwork and give you the keys when all the signatures are completed.

Step Ten – Warranty

Once your closing has occurred you will begin your one year warranty period and have direct access via phone or email to our warranty department.  In your Homeowner’s Manual there are emergency phone numbers if you need answers or help during non-business hours.  If you don’t contact us for any needs, then you will be contacted by our Warranty Coordinator at 30 days and again at 11 months after closing to see if you have any needs.
